Your first rental is exciting — and a little overwhelming. Follow these steps in order and you’ll avoid the most common surprises.

Before you search

Set a budget that includes rent, utilities, internet and renter’s insurance. A common rule of thumb is to keep rent under a third of your take-home pay. Gather your ID, proof of income and references so you can apply quickly.

While you view

Test the water pressure, open the windows, check phone signal in every room and ask what’s included. Take photos and notes — after three viewings, every apartment starts to blur together.

Before you sign

Read the full lease, including notice periods, pet rules and who handles repairs. Ask for anything verbal to be added in writing.

On move-in day

Do a walk-through with the landlord or agent and record any existing marks or damage with dated photos. It’s the easiest way to protect your deposit later.
