Is a penthouse worth the premium?
Views, light and terraces come at a price. We break down what you’re really paying for — and what to check first.

Penthouses typically cost 20–40% more per square foot than lower floors in the same building. Here’s what that premium usually buys.
What you gain
Unobstructed views, more natural light, no upstairs neighbors and often a private terrace. Many penthouses also have higher ceilings and upgraded finishes.
What to check
Roof maintenance responsibilities, elevator reliability, summer heat on top floors and how service fees are calculated. Ask how the terrace is waterproofed and when it was last inspected.
Resale value
Top-floor homes are scarce, which supports their value — but the buyer pool is smaller. Buy one you love living in, not just one that looks good in photos.
